Salary: c£25-27k (Depending on Experience) + Bonus (OTE £31-33k)

Hours per week: 40 Monday to Friday + Saturday morning rota

Job Description

Reporting to the Group Self Storage Sales Manager & Directors and liaising with operational and customer service teams in all the branches, this position is responsible for the overall development and performance of a brand new self-storage facility in Rubery.

This is an extremely varied role that will require a broad range of business skills. As a predominantly customer-facing role, you will have regular contact with new and existing customers, where customer service, sales, and marketing attributes will be of the utmost importance. Strength in running operations and a requirement to prepare and adhere to a financial budget are also important.

This role is suited to an entrepreneurial, positive, highly motivated self-starter who enjoys the responsibility of growing their own business and is results and target focussed.

Experience in self-storage or management experience within a retail environment would be preferred.

Role Responsibilities

  • Providing overall management to the Storage Rubery Facility – including daily operations, security, sales, and staff performance.
  • Ensuring the facility is opened and closed on time in line with operating procedures.
  • Handling all sales enquiries promptly and efficiently including web, webchat, email, phone, and face to face.
  • Ensuring that all enquiries are logged accurately and followed up within the agreed timescales.
  • Driving progression of sales with specific, targeted initiatives.
  • Providing customers visiting the site with a tour of the facilities ensuring that all key sales points are highlighted and demonstrated clearly.
  • Managing all customer sales and ensuring paperwork, ID checks, and any additional sales are handled correctly.
  • Dealing with any customer enquiries relating to their contract or account in a timely manner.
  • Generating & sending out invoices, handling payments, and chasing overdue accounts.
  • Ensuring that all administrative duties are dealt with accurately and in a timely manner: customer files; financial information (invoices, receipts); delivery paperwork, and all other paperwork & emails relating to the day to day running of the site.
  • Developing and maintaining relationships with local businesses through networking, promoting visits to the site, use of social media, and attending local events if required.
  • Ensuring the entire site is kept clean and tidy and any day-to-day maintenance is either dealt with directly or logged and reported in the appropriate manner to the facilities teams.
  • Being responsible for site security and ensuring the facility and vehicles are locked when not in use and security systems are working properly.
  • Developing the team to ensure that we continually deliver to a high standard and exceed customer expectations.
  • Following all company procedures and standards relating to HR, Quality, and Health & Safety.
  • Providing feedback to your team and reporting performance to the rest of the business.
  • Undertaking all other duties as reasonably requested by the Company.

 

Person Specification

  • Excellent customer service and sales skills with a desire to hit budgets and targets – with historical self-storage experience, or management experience within the retail sector.
  • Strong interpersonal skills with the ability to build rapport with customers and colleagues, both face to face and also on the phone.
  • Good computer literacy and competency with MS Office (Excel, Word, Outlook) as well as examples of being able to adapt and use bespoke software when required.
  • Organised and administratively very strong
  • Full driving licence (B1+E)
  • A strong capability to solve problems within the workplace independently. A track record of ‘taking the lead’.
  • Previous experience in managing & motivating teams of people.
  • Comfortable with working as part of a small team and spending time alone
